June 2025 Update

I plan to continue to release these same metrics charted on a monthly basis to keep you informed about the current prices and changes. These numbers were pulled fresh based on data gathered in June 2025 based for around 20,000 online listings in Lima. I plan to write a post going deeper into the methodology but in general I download the key data for every single listing on the market that I can find then use those to compete these aggregate statistic I present to you here. I believe by looking at the real listings and then computing my own statistics to present to you it provides you an unbiased, as accurate as possible, view into the current market conditions

June 2025 Peru Prices

For my US readers, $2000/sq m = $185/sq ft (because 10.76 sq feet = 1 sq meter)

I like to look at median listing price to get a sense of how expensive a generic apartment might be in a particular neighborhood

Contextualizing rental yields by showing them in relation to median for sale price gives a sense of how long it would take to pay off a property via renting

Overall the market appears relatively stable with some districts appreciating up and some declining. The relative pricing among neighborhoods remains unchanged. Stay tuned for next month’s article on how the market changes!
