Argentina’s economy showed notable stabilization in May–June 2025, with inflation slowing to 1.5% in May – the lowest monthly rate in over five years – and annual inflation easing to about 43.5%. The legendary charm of Buenos Aires, with its grand European-style architecture and vibrant cultural life, continues to be a major draw. We will analyze the fresh data from June 2025 to understand the trends taking shape across the city's most iconic and up-and-coming neighborhoods, from the ever-popular Palermo to the emerging hotspots showing significant growth potential.

As we've seen, Buenos Aires real estate remains considerably more volatile than Lima's, reflecting the underlying economic dynamics of the respective nations. While Argentina's current economic reforms under Javier Milei show early signs of stabilization, it's still too soon to definitively say if these measures will overcome decades of past mismanagement or if the current austerity will face significant headwinds. We'll be closely monitoring these developments. These numbers were pulled fresh based on data gathered in June 2025 based for around 20,000 online listings in Lima. I plan to write a post going deeper into the methodology but in general I download the key data for every single listing on the market that I can find then use those to compete these aggregate statistic I present to you here. I believe by looking at the real listings and then computing my own statistics to present to you it provides you an unbiased, as accurate as possible, view into the current market conditions

Overall the market appears relatively stable with some districts appreciating up and some declining. The relative pricing among neighborhoods remains unchanged. Stay tuned for next month’s article on how the market changes!

It is sometimes called the Paris of South America due to its European influence which can be seen in its architecture.

It’s a favorite city among many travelers who enjoy its great food, including famous steaks and red wine, and many great cultural activities including tango.

Buenos Aires is an enormous city with many varied neighborhoods. Palermo is perhaps the most popular neighborhood with many trendy cafes, shops, and nightlife. It is also a very dog friendly neighborhood where you will often see walkers with many dogs in tow. Some other very popular neighborhoods include Belgrano, Recoleta and Retiro each of which have their own unique characters. By far the best way to get to know the neighborhoods is going for a visit and exploring!

Argentina is an interesting place to keep an eye on as the real estate market has been changing fast as the country has been confronting issues of hyperinflation and economic mismanagement for decades. The current president, Javier Milei, has slashed government spending, resulting in the first government surplus in 14 years, and has also eliminated rent controls. With large changes like these it will be interesting to track the market so stay tuned for next month’s article on how the market evolves!

I found that getting key market data for even simple things like price per square meter changes over time was difficult. I was also acutely curious how prices compared across different places I enjoyed spending time. How do the prices in Mexico City compare to Lima compare to Buenos Aires? What are the average apartment sizes across the top neighborhoods of those capital cities? Which neighborhoods have seen rapid gentrification and price appreciation? Being unable to satisfactorily answer these sorts of questions I decided to go about the time consuming but rewarding work of gathering the data to answer these.
